Fall/Winter Tips

  • Unhook hoses from outside faucets
  • Sewer vents frozen?  Do not climb on icy roof – add water to drain traps.
  • Make sure door is not ajar on furnace – this will cause it to shut down.
  • Remove sediment buildup to improve efficiency and extend the lifespan of your water heater.
  • Keep heating costs down by sealing gaps around doors and windows to prevent heat loss.
  • Prevent freezing by insulating exposed pipes in unheated areas, such as basements, garages, and crawl spaces.

All Weather Tips

  • Garbage disposal – run ice cubes/lemon peel to keep fresh & clean
  • Gone for a few days – leave water softener untouched
  • Gone for an extended time – unplug water softener.  Will need to reset time when you arrive home.
  • Above is true for water heaters also. Both are assuming water is shut off.

Spring/Summer Tips

  • Check lawn faucets and HVAC systems, making sure they are not damaged from the winter.
  • Blow grass clippings away from A/C unit when mowing.
  • Remove any plants, leaves, or debris around the outdoor AC unit for better airflow and efficiency.
  • Upgrade to a smart thermostat for better control over cooling and to reduce energy costs in the summer.
  • Change HVAC air filters to improve air quality and maintain cooling efficiency, especially as allergy season approaches.

Heating & Cooling Tips

  • Many digital homes thermostats are battery powered.  Batteries will need to be replaced from time to time.  Dead batteries in your digital thermostat can leave you with no heat or air.
  • Change your furnace filter at the beginning of each season and more often if needed.  This will affect your air conditioner’s efficiency as well.
  • Check for and seal any leaks around windows, doors, and ductwork to prevent heat loss in winter and keep cool air inside during summer.
  • Have your heating system inspected in fall and your AC in spring to ensure they’re ready for peak seasons.
